Air Duct Cleaning FAQ — Houston, TX

Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

What's a realistic cleaning interval for ductwork in a Houston home?

Most houses here land somewhere between three and five years. The reason is run time: with the cooling season stretching March through November, your blower is pushing air seven to nine months a year, and in July and August it often never fully shuts off. That much air movement pulls more dust, pet hair, and attic fiberglass into the system than it would in a milder climate. If you have shedding dogs, bad allergies, or you've had drywall or flooring work done, move that window closer to three years.

Walk me through the actual job from the time you arrive.

We look at the system first: supply count, return count, where the plenum sits, what shape the attic runs are in. Then we hook a negative-air vacuum to the trunk line so everything we loosen goes into the machine instead of into your living room. Each register gets worked individually with rotary brushes and compressed-air whips, supplies and returns both, and we clean the return plenum and blower compartment since that's where the heavy buildup usually is. We close up, reseal any access we cut, and show you the before-and-after on the worst runs.

How much of my day does this take?

A typical single-system house runs three to five hours. Two systems, common in 1990s and newer master-planned subdivisions, usually means most of a day. Attic access drives a lot of it: when the ductwork sits in a vented attic running 130 to 140 degrees, our tech works in shorter stretches and comes down to cool off. We don't rush that part. Old 1950s and 60s ranch homes with tight attic clearances can also add time.

What makes one duct cleaning job cost more than another?

Vent count is the biggest single factor, followed by how many air handlers are feeding them. After that it's access and condition. A 1920s bungalow inside the Loop with pier-and-beam crawlspace runs and a closet plenum is a different job than a two-story in Katy with a cramped attic and forty feet of flex to each far bedroom. Water-exposed returns and plenums from Harvey, Ike, or Allison add work too, because those sections often need sanitizing or replacement rather than just brushing. We look at the system in person, tell you exactly what we found, and you approve the number before a tool comes out of the van.

Will you be shifting furniture around or leaving dust everywhere?

We move light pieces blocking a register and put them back. Heavy furniture, pianos, and loaded bookcases stay where they are, so tell us ahead of time if something's parked over a vent. Drop cloths go down at the air handler and at every register we open, and the negative-air machine holds the system under suction the whole time so debris travels into the vacuum. Cleanup is part of the job, not an extra.

How do I know if my problem is the dryer vent and not the HVAC?

Dryer symptoms are specific: clothes still damp after a full cycle, the laundry room getting hot and humid, a burning lint smell, or the dryer shutting itself off early. HVAC symptoms show up house-wide instead of in one room, like dust resettling two days after you wipe, uneven cooling between floors, or musty air when the system kicks on. Houston laundry rooms are frequently interior, which means a long vent run up through the attic and more places for lint to pack in. If you're unsure, we check both while we're out.

What happens if you open the system and find mold?

We stop and show you. With dew points in the 70s from May through September and roughly 50 inches of rain a year, surface growth on a cold return plenum or a sweating boot is common here, and a lot of it comes down to condensation rather than a leak. Cleanable surfaces get treated with an EPA-registered antimicrobial. Porous insulation that's already colonized doesn't clean, it gets cut out and replaced. If what we see looks like a larger moisture problem behind a wall, we'll tell you to bring in a remediation firm instead of selling you something that won't fix it.

Does a fresh filter go in before you leave?

Yes, standard sizes are on the truck and we install one at no charge. Putting the old filter back after a cleaning defeats the point. If your system takes an oversized or media cabinet filter, common on Trane, Carrier, and American Standard setups with a dedicated filter housing, we'll measure it and tell you the exact size so you can order the right one. We also check whether the filter slot is sealing, since a gap there lets attic air bypass the filter entirely.

Can someone come out before the end of the day?

Often, yes. We keep room in the daily schedule for same-day calls, and mornings are usually the easiest to fill. Summer is the exception, since peak heat weeks book up fast when systems are cycling around the clock. Call early and we'll tell you straight whether we can reach you today or whether tomorrow is the honest answer.

Where do you travel for work?

Houston and the surrounding upper Texas Gulf Coast communities, inside the Loop and well out past the Beltway. That covers the Heights and Montrose bungalows, postwar ranch neighborhoods from the 50s and 60s, the 70s and 80s suburban build-out, and the newer master-planned areas. The flat coastal plain and Beaumont clay soils mean nearly every home we see is slab-on-grade with ducts in the attic, so our crews are set up for that work daily. We service Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment.
